Mission Car Wash

3MR Capital retained Asarch Commercial Endeavors ("ACE") to source existing car wash locations for the continued expansion of its Marvel Car Wash platform in Southern California.

ACE identified Mission Car Wash in 2021 through a targeted acquisition campaign. Located at 918 S. San Gabriel Boulevard in San Gabriel, the property stood out for its dense infill location, prominent corner positioning, established customer base and nearly 50 years of operating history.

The site closely matched the client’s acquisition criteria. Rather than pursuing newly developed suburban locations, 3MR Capital was focused on acquiring proven car wash properties in mature markets where it could build upon existing customer demand and improve operations.

ACE negotiated an initial agreement with the ownership, but the sellers decided not to move forward at the time. ACE remained in contact with the family over the following years while continuing to source and evaluate other acquisition opportunities for the client.

When the owners became open to reconsidering a sale, ACE brought the parties back together and negotiated terms for the acquisition. Five years after the property was first identified, 3MR Capital completed its $8 million purchase of Mission Car Wash in April 2026.

The property will be rebranded as Marvel Car Wash and represents the company’s second location in Los Angeles County.

ACE is continuing its relationship with the sellers by representing the family in its 1031 exchange into a passive real estate investment.
